Should I invest these funds in a business without incurring capital gains taxes?

Tripping over dollars to pick up pennies.Even when investing in your local market one should think about making it as passive/hands off as possible.Not right away but over time for sure.As the cliche saying goes "Working on the business and not in the business"Investing in real estate shouldn't just become another job.Easier said than done but still, this should be every investors focus IMO.Happy Weekend bro 🙏 there was a case where an Aussie citizen decided they were going to save money and come to detroit to do their renovations themselves.. got in a arguement with someone and boom shot dead.

You also need to be prepared to give them your deposit business a as well.

I see a lot of discussion here about maximizing profits and adding clauses to leases so that tenants take more responsibility for things, but I'm interested to know some advice about how to take better care of tenants to build up a good reputation and practice business in a fair and compassionate way.

I would not do any business with a druggie.

It's a business and if you have a good value proposition and there is some demand you can make strong cash flow.
