IF you were looking for a home, but didn't meet criteria for an agency loan, wouldn't you be interested if someone offered a way to get all the benefits of ownership:1- move in for closing costs, plus 2 payments,2- the portion of their monthly payment of interest and taxes is deductible3- they receive, let's say, 50% of FUTURE appreciation4- protect title against BK, judgements, IRS liens etc during the termMuch more .. but the point is, now you're attracting people with an ownership mindset who agree to maintain the property in exchange for tax deductions, potential appreciation, and opportunity to improve the property for "forced appreciation".

Its good to have a knowledgeable and seasoned investor like you here on this forum.

Beyond gaining a new vocabulary, any practical knowledge you might want will only be gained after you get the license through spending many hours with seasoned realtors, investors, contractors, etc.

I've found some helpful information just by networking with my own associations... agents came from other area's and have "insider knowledge of agents" from where they came from.

I spent a number of years as an appraiser before getting into the mortgage side of the business and am always happy to share my knowledge and experience.

If you keep asking all of your questions you will gain more knowledge and confidence to take the important steps to successful investing.

To the best of my knowledge, there are more or less three general kinds of checks you can get:-Raw credit report, no scores, cheapest-Credit report with FICO or other scores, moderate-Credit + Risk report with rental recommendations, expensiveI don't know the setup fees for many of the places that offer these.
