Would love to see a case study where you lost money, if it ever happens.

I have a great realtor who grew up in Newark,DE and knows all of the sub markers well but go 15 miles north across the PA border to Kennett Square PA and he is lost.  

I am lost on what I can write off exactly?

Came across this article the other day showing a landlord that lost thousands of dollars because some squatter occupied his vacant rental property:http://whotv.com/2015/07/14/landlord-loses-thousands-of-dollars-to-get-squatter-out-of-rental-property/This is a horrible horrible system where no good people like this squatter can take months to evict resulting in lost rent.I'm at a loss as to what this landlord could have done better to prevent this.

I know others that aren't and they lost momentum.Frank

Not one lost money and most cleared a healthy profit.

They can list a large number of properties with just one assistant.The 4 other buyer brokers that lost out get to go find another property again and waste time and gas so when something does close it is a reduced return.I work with lot's of buyers on the commercial side but it is number crunching from my office, e-mails, and phone calls and not driving people all over creation like with residential.    

Lost money on one last year. 

I did have one renter that lost part of the coffee pot.

If she doesn't/won't consider an offer than 17 months of lost rent hasn't lit the proverbial fire yet.Mike
