Maybe the more prudent question is what competitors in your region charge.

Perhaps local brokers can put this in perspective across the region. 

We have searched the region to try and find some from time-to-time, maybe it just me, but we can't seam to find anything that looks remotely like the townhouses we have in other regions.

I'm currently looking to close on a property in the Belmont region of Dayton, OH that is a 2 bd, 1 ba, 820 sq. ft.

I am no mortgage expert, nor am I a loan officer, but I suggest you call a few local/regional banks and see what they have to offer.

I agree. it's regional. but anyone that has ripped up even two year old carpet will NEVER want carpet again once they run it and see what is underneath

The insurance companies look at the amount of claims in a region and base premiums on the losses in that geographic area.I'm sure repetitive claims could be an issue.Having dealt with multiple insurance companies, as a roofing contractor, I can tell you State Farm was by far the easiest to work with, and far less stringent than other companies I dealt with.
