Unless you are coming out of Hard Money, I would not recommend refinancing right now. 

The market was increasing and we were able to find an off-market deal from some friends who held the property for over a year had no interest in fixing it up.

The post office has been at this location for 80 years and all of the residents need to pick up their mail from the Post Office, there is no delivery. 

@Raghavendra Jakkani wanted to add that some states, source of income is protected so you can’t exclude income sources that may come from child support, government assistance etc.

Most DSCR lenders I will note can go up to 80% LTV on rate-term refinances. 85% LTV is a lot more of a rarity.
