Out of curiosity, what issues have you had with this property and what are you hoping to find help with from your CPA? 

My mentor, Justin, came with tools to help bail me out of a floor joist issue on Indian Trail.

Historically, 95% of my business has come through Airbnb, where I've found their process for handling guest issues and damage claims to be quite effective.

In general entitlements and rights such as density zoning etc do not create an issue with a 1031 exchange.

The primary issue you are going to have, when first starting out, will be the financing part.

I’ve had 8 properties for close to 10 years and never had an issue so probably lucky maybe.

More importantly, one of our investors has invested in a bunch of them and recently raised an issue that I was unaware of until recently. 

These all require applicants to submit an acceptable Letter of Explanation addressing each specific issue and occurrence.Rental HistoryBecause a current landlord may say anything to get rid of a bad tenant out of desperation, we also require information for the previous landlord of all applicants.
