Conclusion Taxpayer is not required to collect New Jersey sales and use tax and the State Occupancy Fee and Municipal Occupancy Tax to charges for occupancies since Taxpayer is not operating as a hotel.

The manufactured homes in particular are interesting because everyone will finance them owner-occupied, but I can't find any terms on them as an investment -- given they are definitely liquid to owner occupants I find this odd and perhaps a glitch in the matrix.

Fannie/Freddie notes exclude anything over 4 doors, while a commercial lender will not lend to owner-occupant because they don't want to comply with regs relative to consumer lending - that's the whole point for them is not to have to.

In 2009, I went to a major bank when I owned 10 rentals in cash (and no mortgages) with a high paying w-2 job for an owner occupant mortgage, and they told me that I wouldn't qualify because they were afraid of real estate investors.

Now - all of that aside - it really is kind of a brilliant plan, with the possible exception that if any of these properties have a mortgage that have an occupant clause, you could be accused of mortgage fraud if anybody signs an occupant clause but then doesn't live in the property within the appropriate time frame.
