I'm pretty new to this too, doing about the same thing as you except I'm talking to all those people, it doesn't hurt to reach out, and if it's an investor friendly agent and you can communicate that you're serious, I'm sure they'd be happy to put you on automatic notifications from the MLS for properties that look like they'd be good investments.

If you reside in another county and get your tax bills mailed to there, I cant imagine a tack and serve at a vacant house is legal notification.

Since 99.9999% of the time they will do nothing with that notification it makes it harder should they decide to try to call the note due down the road.

Try to run an add in Nevada that your a private lender ( and you have no license and think your exempt because its non owner occ).. you will get a notification from the state in a very short order...

Once you have the list of who gets notified then once the notifications go out, you could use a legal service or a lawyer for the notifications, then the clock starts ticking.
