PRACTICING Deal Analysis

My husband and I are not quite ready to invest JUST YET as we still need a few more months to get our personal finances in order. BUT in the meantime, we are studying up and learning as much as possible about REI so that when the time comes, we're ready to jump in. I would like to spend a great deal of this intermediary time PRACTICING how to ANALYZE DEALS. So my question is, how can we go about getting the necessary information for analysis on our own? Because I'd be extremely hesitant to reach out to real estate agents, lenders, sellers, etc,. asking for information when we don't even have the cash or plans to buy anything yet. It'd just be for our personal education. We did a drive-around a couple of weeks ago, writing down the addresses of a handful of properties that were for sale. But I want to learn how to crunch some actual numbers. Any advice would be much appreciated!
