Consistently the successful OG REI people I meet in the SF Bay Area are people who got in and have held for a long time.

If one doesn't meet the expectation and they have bad experiences, they most likely would not stay again at any of the homes.

Best way to know is to get in touch with a mortgage planner and discuss your scenario to see which loan product best meets your needs as an investor. 

Take the time to focus on getting your mortgage / insurance stuff / legal stuff all figured out and worry less on the actual property itself.

I relied totally on JWB & Horizon to guide me thru the process, but as I'm getting closer to closing the deal, I'm getting cold feet realizing that I should have done all of my homework myself. what if it's a mistake and certainly don't want any legal issues. do I need to register my LLC in FL as a foreign entity doing business there since it'll be collecting rents?

These are more complex legal structures that can provide even more protection than a traditional LLC alone.
