In this case, it may make sense to attempt to have the counterparty contribute his land into a JV at a lower price (where the basis actually works and is financeable), then give him a piece of the GP promote.

Another possibility is to have some sort of promotional materials made that has your business name, phone number and website on it.  

Sorry for the long write and will try to keep it concise as possible.I slowly come to realize that no matter what Jobs I have with my years of experience and seniority to get a promotion/raise with good record when the management position was given to a inexperienced junior due to my disability as Deaf while was given every excuses you could think of in the textbook to why I couldn't climb the ladder.

You could do it like a lot of real estate deals and give the GC partner a promote/carry type interest.

Part of my branding is also helping to build other people's business by helping to promote  them....which they end up reciprocating.
