Yep the key is if a tenant asks for rent relief that is not in the lease so I the landlord can ALSO ask for current business and personal financials to review their request.

@Melanie Moran - With the limited info you've supplied, I'd probably do that deal (with as much DP as I could negotiate) & an AIRTIGHT contract reviewed by my attorney & I'd close with MY attorney.

I found The Cooke School by doing a Google search; they have solid reviews and offer the 60 hours of course work required to sit for the licensing exam entirely online for $259.

I suggest you engage Partner Engineering to review the results and propose a mitigation plan.
