Seller financing on delapidated house

Delapidated 3786 Sf hime and 3000 Sf shop on 2.5 beautifully landscaped acres in roxboro Nc.  Potential buyer would like me to carry the financing until he sells it.  The house needs at least $175,000 to renovate.  Original part of hime built in 1840.  The house is just sitting there rotting right now and my asking price due to condition is $130k.  I had an appraiser look at it a few years ago and he spent hours going through the house and did a ton of market research.  He valued the hime renovated at $398,000.  I really  don't want to mess with it anymore.  Your thoughts?
