I have a double problem, as upon reviewing the lease documents turned over at closing I discovered that there are only 3 signatures, and naturally the tenant who has not paid is the one missing.

Once the creditor discovers that you have no bank account to seize and no real estate in your name to place a lien on, they become a lot more flexible and magically are open to talking about discounting the judgment and settling.

Hello BP Community,I discovered Bigger Pockets last year and started by reading articles and attending a few webinars.

Just had a deal fall through because a rookie lender discovered last minute that they cant do business here.

Most of the time, I see them (Lender/HOA/Financial Institution) just wait for discharge and then proceed as they originally planned on proceeding, albeit months later, instead of the MFR.
