If you separate out the utilities that can be quite expensive because now you need 4x heating systems, 4x plumbing risers & meters, 4x electric systems etc and permits for all of that.

I do like Burbank and North/East Hollywood quite a bit for the long run as the streaming war heats up with Netflix and Disney taking up more offices creating more jobs that will help lift the residential market as well.
