Seller property had patio and Jacuzzi permit but during the sale process utility lines  was found and cause title issues.

After doing an extensive search I have found 4 property tax liens an IRS lien and a 1000 dollar delinquent water/sewer bill.

We are holding $30,000 in escrow against any damages and have a hard 30 days deadline for him.Our exit strategy would be to put new appliances and clean up and put it right back on the market for $235-$240k.The seller found out about us through referral from another seller we had marketed to.You never know where your deal would come from. 

Has anyone found that this is a cost-effective thing to do?

I understand the importance of bringing value to the table I have leads that I would be more than happy to share with you that are home owners who I have found myself unable to assist via wholesale deals but you may be able to assist them as a realtor.

Hello to this great community, I'm glad I finally found a community around real estate.Well to introduce you, my name is Stelios 32 yo from Heraklion, Greece(Crete Island), married with 1 kid.As for Real Estate, right now I'm working on buying 2 studio apartments in my area(Heraklion).According to my newbie research in the area, the market in my town must be right now in phase 1 but I'm not 100% sure, to be honest.Bureaucracy alone is one hell of work in my country and I already work 3 months on fixing papers, waiting for tax systems to unlock so we can get some tax papers needed and much more things...Well to consider numbers, the 2 apartments are in the center of my town and they are both sold at the deep discount of 23600€ right now if you ask me this is a very rare price.
