Decided to try what @Wayne Snyder suggested for Ada County, The county assessor website does provide gis files for all parcel within the county as well as unit counts for each one.

Yes you will need to have good credit, good dti ratio and rental history if you want to count your rental income in the dti calculation.

I think the other posts have pretty much covered it from a rental perspective, but another issue is the financing.The room will not be counted as a Bed Room (BR) for financing purposes.
