@Chris Eaker Account ClosedThis will be the last time I say this on this thread, It is not a bad deal, The deal offers low returns, not negative returns.A good deal with good returns is hard to find now days in this neighborhood, so people settle for less.I am not trying to ruin my reputation at all, and I am being honest with the guy, he does not care about cash flow all he cares about is that he should build equity in the property.Now my questions was, are there A lot of people out there that do not care about returns, all they care about is to own an investment property Instead of a savings account.

Yes Chris, that's what I'm saying and not so gleefully about it, the real trick is cover the big stuff and when you have a small infraction do an on the spot correction or take immediate action to cure the issue, then they may not write you up as badly as they might have. :)
