I wouldn't write off Zillow/MLS deals entirely - off market happens but it's just way more rare than you think and many good deals can still be found online.

Any special process or just fell them and skid them to a landing deck them then haul them off ? 

Just document the current condition before the cleanup process and follow any other local law or procedure that is in your municipality. 

@Julie Doke: Industry specific software speaks to you and you can easily relate it to your day to day process.

I can say there are specific custodians we like to work with who are streamlined and smooth process and some who make the process a lot more labor intensive, and have had two investors using the same custodian and have one tell us we need to complete this form and the same custodian tell their other client that its a different form.

All the information is there if you actively pursue it.I think that many of these coaching programs are designed for those who want someone to walk them through the process.
