Now, that said, your location is still good as Athens is a growing area and I've heard positives about it from other investors - however, we do not invest there at all (we don't have anything west of the city of Madison), so I honestly couldn't give you any feedback on the rental market there.

Police and fire all live out West (Piper) because it's nice there, and homes are $300k+.

You are relying on guests to properly build and control a fire.There is no way I would expect guests to be making a fire and keeping in in control.If you are in the Rocky Mountain west, fire danger is a real thing and one stray spark from some green wood popping could create a wild fire.

East side suburbs like Euclid, S Euclid, Cleveland Heights and Garfield Heights are great as are the west side suburbs like Parma, Parma Heights, Lakewood and Berea.
