Rewiring the home is not an option (cost to rewire verses what the house is worth/ what I paid) and the current wiring is in very good condition.

The DSCR wouldn't include renovation funds unfortunately and property has to be in livable condition to qualify for the DSCR loan .

The VA is a meticulous about the condition of the property as well, so make sure it meets livability standards. 

They built a pole barn structure, air conditioned it, strung up some lights and trendy decor and host baby showers or weddings almost every weekend.

Rates and market conditions don't matter, if your house is not selling in a time when there is low inventory, you are overpriced.

I’d love to read any updated terms and conditions they have that demonstrates a commission for private / direct sales.  

It was in fairly good condition, and I KNEW I could easily lease it out, or lease sections to various business, or sell it for double or triple what I paid. 3 years later, having not even received an offer to lease AT ANY PRICE, I sold it for $25,000 LESS than I had paid.
