I'm now looking to house hack in Dallas or the surrounding areas (likely Arlington) but am a bit stuck on how to run the numbers.When calculating cash flow on the my duplex in Indiana I took into account PITI, vacancy reserves, maintenance and repairs reserves and utilities to get down to my net cash flow amount.When running the same calculations using 5% down on the house hack, I find myself quite a bit in the negative.

My total credit utilization would remain < 30% after taking the cash 3.  

I want to put a home on it, it has utilities running to the property already.

The contractor took 3.5 months, and her mortgage was $1,500 not including utilities and landscape (oh and market/escrow time).

The property is rented at 850 a month with market rent average at 1300 and she covers all utilities and yardwork. 

I feel like it can be costly on utilities but the tenants are responsible for water and electricity anyways.

Currently landlord pays for all utilities, is a system/product/device that can be installed to the water meter that tracks the usage of water through each unit so I would be able to bill the tenants separately?
