Single Family Home Builder
Hi, I’m new to Ohio and recently bought a small plot of land. I want to put a home on it, it has utilities running to the property already. A home was on it prior but burned down last year and it’s in the middle of a residential community.
Being new to the area I have no clue where to start when it comes to finding a good builder, anyone have recommendations as I continue my research?
I don’t have a strict timeline and it’s west of Cleveland (Lorain county).

Heather,
First off congrats on the land investment and looks like your almost ready to start the pre-construction process. As a Banker I usually get my customers approved for their construction financing and then offer a builder who we already have approved in that State/County. Unless they have a builder inn mind and then I can get their builder approved with the bank for that build and future builds.
Do you have a Bank/Lender already that if going to be offering the construction financing or are you paying out of pocket? If your paying out of pocket I would suggest considering using a construction loan. You can use the lands value as equity to avoid a large down payment. You can also use a different programs if your building a Primary Home, Vacation Home or Investment rental.
There are a lot of great builders in Ohio and its end of year so you might be able to get in on a discount since they may still have some inventory left over. If you have any questions or need more info feel free to reach out or send me an email be happy to help.
