After being in eviction court and watching a judge shred a lease similar to mine due to unreasonable fee language, I knew I didn't want to be in that position and decided to take my business the next level.

It does not sound like they are being unreasonable but I always make them sign on the lease another form that if the Pet does any damage to the property that they are liable for it.

It's unreasonable to think someone would share the secrets of their business for free.I was just pointing out that they want something from the relationship just like you want something from the relationship.

I believe asking $800 per unit would not be unreasonable in most of West Atlanta and I imagine I could raise that slightly after fixing up the property.

They are being unreasonable and you cannot and should not be expected to jump every time they want something. 

If we did not know this person, we would not consider this route, but as a trusted and experienced contractor - this does not seem unreasonable to us. 

I never need to pay electricity for the tenants in other states/area/country, I think it's unreasonable. 

My question is have I done everything I can and how do I deal with such unreasonable people?

I didn't think it was an unreasonable request that since I was there only a week earlier and specifically asked them if they had any issues with bugs, more specifically ants as that sometimes crops up in the spring at this house.

I would love to quit my job and do real estate full time. but it'll be another year or two before I can do that.I think it's unreasonable to expect a young person to decide what he/she wants to do for the rest pf their life when he/she has done nothing and experienced nothing.
