Just a few years ago these rents were unheard of in the area. 

These places rent out for unheard of percentages above what they would if rented out as a single unit, to say roommates.I'm curious what solutions others have come up with that steps these illegal boarding room style investments closer to legal.

@Ryan Estes Use your VA loan, look up properties in Clarksville, TN that have sat for 15+ days, ask the sellers to pay your closing costs (unheard of right now, but if it's been sitting & they don't want 2 mortgages, they will usually help), and get into a home for $0 down, $0 closing costs, and only pay some earnest money, ~$350 home inspection, and ~$600 appraisal.

would it be unheard of to get my realtor involved (they charge a hard 3% no discounts) or should i just get a RE lawyer to go over the contract? 

I can comfortably say that a good contractor in Toledo is like finding a diamond in a pile of crap lolYou will find decent realtors, decent property managers, title companies, wholesalers, etc...One thing that is very hard to find is decent contractors.We have been buying a lot in the 43609 zip code the last year or so.You must be selective in this area as some streets are better than others.Area is becoming more and more owner occupied and some comparable sales are reaching $80,000+ which was un-heard of when we first started in 2014 and you could pick up a deal for $10,000 or so.The deals are still out there so just keep looking under every rock.Much success 🙏

It’s not unheard of

It certainly is not unheard of for a Tenant to walk out of a property leaving everything behind...I've had that happen twice over the last 20 years.
