I like their portal, because I feel that I am able to have a good idea of the status in processing of my loans, but I would be intentional about the loan officer I work with. 

Many of the horror stories I have heard and witnessed in real estate came from the notion that funding real estate with personal debt or credit cards is a good idea.

I am cool with the idea of buying it off market and listing it with a realtor on the MLS at a premium.

I have no idea why, it seems obvious to me that things wear out over time, and especially with most being aware of depreciation I have no idea why there is a disconnect as to where depreciation stems from.
