I would plan for having to put 20%+ down for most deals. 

Our portfolio currently cash flows, but cash flow isn’t our top priority right now since we plan to use this portfolio to supplement our retirement in 12 years when I leave the Army.My biggest challenge is committing to an out-of-state market.

When the second phase was built, the units have the same floor plan, but they added individual heat pumps and individual hor water heaters in each unit, so that they were on the occupant's electric bill.

Just be sure they have a strong plan in place to market your properties quickly and that you thoroughly vet their tenant screening process to ensure minimal vacancy and high-quality tenants.Ultimately, finding the right PM should make your life easier, not harder.

Cash for keys is probably not effective since they don't have anywhere to go [most LL are not likely to rent to them] however, I plan to have that conversation and offer any assistance with moving.Thanks again
