Hello, we just closed on 12/30/15 on a new property and part of the structure was taking over the LLC that was created for the intent of assigning to the end buyer which was my partner and I.We are getting push back from the bank on establishing an account because they see the previous member listed on the IRS document when the TIN # was established online.

Big Hat Rich Landlord is getting sued.Proper entity structuring won't preserve your assets if you really did something horrible and deserve to be sued- but it will keep attorneys of the "ambulance chasing" variety away from you like a hot tin roof to a cat!

If you can afford to change the ceiling tiles, try looking at some that have a pattern, like the old tin ceilings, then paint them with a copper colored paint.

An emergency drain pan installed with an automatic shut valve that operates off of a wet switch that is located in the drain pan will protect the rest of the dwelling from water damage and could possibly give you a better insurance rate.

Sure it's more than laminate, but one hot pan/pot on the laminate and you might be replacing it quick.I can't see the photos on my phone, but if you upgrade anything that will take abuse, and the HVAC, windows and roof are in good shape, you might be able to renovate in that $15k budget.
