You'll still need to fill nail holes and texture the ceiling and walls, but it would be a start.

I would start planting seeds by doing some marketing.  

On one hand it's a good news that there will be new opportunities coming to Memphis with the new Ford Electric Vehicle plant. 

Auto plants have gone heavily to robotics.

Honestly, and this may be an unpopular opinion, but if that paper plant ever shut down, I think Canton would boom as it is the next town over to Asheville and affordable comparably.
