My BR cabin is a 4 bed, which I would recommend if possible. 4 bedrooms seem to do quite well as they tend to be more spacious and can accommodate more people (so nightly rates go up quite a bit).

They tend to start doing "fire sales" which means dropping prices which causes all of the homes they closed on the previous 12 months or more to lose value based on new discounted comparable sales.That is why you see builder always offering crazy "Builder credits" which in most cases are "ghost" funds.

I went to Penn State and location is certianly important but as long as you are a bus ride away, you will always find students to rent to at great rates, also I found that Graduate students tend to want to live further away, which of course means lower rents, but it also means that you have cheaper prices and graduate students tend to be a bit more tidy.

From what I understand, banks tend to avoid financing properties with SRO units due to the perceived higher risk (inconsistent cash flow, transient tenants, zoning issues, etc.).
