However I now follow Larry McMillan's Daily Strategist Newsletter and it accomplishes the same thing for about $350/mo.None of this would have happened if I had left early like 80% of the people...and if i had not taked advantage of making note of the additional resources.On a side note I am still waiting on that "Free Camera" the Rich Dad team promised me for attending the weekend Boot Camp. :-)   

The other thing to note is most times Pref equity is pretty save assuming a 10-20% market correction but in 2021-2023 we saw a 30% correction meaning pref equity in deal specific deals were underwater without any options.

The whole scheme was buy a foreclosure, "sell" it back to someone that can't qualify for traditional financing with seller financing at a higher rate, once note is "performing" you can sell the note and make a lot of money. 

As others noted, most municipalities issue future zoning maps which indicate the direction the local planning commission or equivalent wants to take their zoning and if your plans are consistent, that's generally a good indication as well.

A few things of note. 

The major pros that I note is a 1% downpayment with no PMI. any insight would be greatly appreciated. 

But small note- dont let the Zillow clicks or likes determine perceived interest.

It can get really sticky, cause frustration and ruin a friendship if expectations aren't set up front.
