Factors you should be looking for are: Job growth, population growth, low unemployment rates, increasing demand for housing, housing price history, and rent cost history.

This type of property has the chance to cashflow, even highly leveraged, in a market where cashflowing properties are quite difficult to find.Could house hacking a property like this work while I am going to school?

It was sitting on the market for a few months so I offered well below listing price and the rest is history!

I could not be happier.The site does look a little old-school as others have referenced, but there is not a single piece of functionality missing that I wished it had.

Also---you need to make sure whoever did the rehab did it correctly (no point in paying a premium price is the work isn't done correctly)...lastly if you pay for a turnkey property...how do you know the tenant is paying a market rent and is a good tenant (credit score wise, payment history wise) etc?
