We turned the 2 bedroom, 2,000 sq/ft home, to a 5-office, property with a kitchen, two bathrooms, a parking lot and a backyard.

For this reason I would be more inclined to selling and parking your cash in more attractive rental markets.

The property's location is ideal for short term rental (Orlando area theme parks and convention centers.)How did you find this deal and how did you negotiate it?

Orlando is very competitive, therefore you have to provide an extremely clean, themed out home with close proximity to the parks in a community that also offers great resort amenities. 

But once we went through the process of this revision to approved action, it triggered HCD to get involved since it’s in their jurisdiction since it’s a “special occupancy park”.

Mobile homes can either be on their own lot (freehold) like most single family homes or they can be in a mobile home park (you rent the land). 

In the second year, landlords can't charge more than one month's rent as a security deposit.Also in PA, landlords must put security deposits over $100 into an interest-bearing account and pay the interest to the tenant after the 3rd year of occupancy.You can charge an up front pet fee or pet deposit and you can charge for parking, storage, utilities, or other amenities that you rent separately.It will depend on your situation, but I hope this helps in general!
