Does anyone have any recommendations for a contractor who can refinish hardwoods in the Chicago area?

It's got pine floors that I prefer to refinish with a light color but am open to suggestion there, too.  

If you don't want to be resurfacing( not refinishing) after every tenant then don't go with wood.

The tub repair people are encouraging me to refinish the whole tub because they say it won't match if I just do the bottom and it will only be a little less expensive.

The company that was their last end of 2013 (and already out of business) said that if that was removed it may solve some of the water issue they tried to waterproof it with some paint about 6 months b/f my mother passed .Kitchen sink and cabinets - refinish or repaint or replace everything?

The original 100 year old wood floors were refinished beautifully and vinyl flooring was installed where we couldn’t salvage the wood.

Roof got started today (and of course it began raining), carpet was removed (original wood will be refinished), and countertop went in today as well!

The kitchen could use updating, the floors need refinishing, needs fresh paint, and maybe some new light fixtures.I am seeking any advice on how to increase value in the most cost effective way as this is going to be a rental.

Used a long handled scrapper - but that is very slow and gouging the floor.Anyone have an idea how to remove this padding - refinisher says the sticky padding will gum up the sand paper and his machine.

It leave me like $20k profit, but a lot of unknown could happen.Here is what my calculation:1)cost of money: 4 points($4k) plus $2k processing and holding fee for 6 months =$12k2) closing cost when bought: -->$6k3) repairs: $15k to $20k: inside paint, refinish floor, yard work and possibly remodel bathroom.
