I was able to become financially independent in 2 years with two properties.

Does that mean the applicant had a clean criminal record or that the 3rd party wasn't able to screen the applicant?

(Due to some financial issues with him in the past, I'm not willing to cosign for him)  Would a rental agreement with the roommates suffice? 

Now it appears they can set up a Fincen Identification record which puts the pressure on the partner vs the partnership but penalties could still accrue.   

It wasn't called that but worked similar that if ended sooner then the 10yrs there was a financial hit for each yr not honored. 

It's such a broad question that it's hard to answer.My original intent was financial freedom for my family.
