Crickets...At this rate, it will be 2+ years before the project is finished.Anytime you ask for a project plan or schedule you will get vague responses with no actual plan.

Don't let the idea of a low interest rate trap you from upgrading to size/scale.

I've also seen it where legal counsel has had each of the spouses form their own single member LLC and those LLCs purchase the new property as tenants in common.Food for thought - You'll almost always get a better interest rate and terms buying as yourselves. 

There is a perfect recipe brewing where inventory is at an all time low, with interest rates significantly higher than we're use to, capitalized by the insane economic struggles that are going on in our every day lives.... 

Currently we would be at 8.5% interest rate.  

With insurance companies canceling policies and raising rates has anyone uncovered a way to self insure rental properties?  

@Loren Souers I'd have to run the specific scenarios with the rates and fees, but if you're OK with paying the higher closing costs, the Mortgage 1 deal looks good, particularly if you focus on CoC returns.

my experience has been (1) I can obtain the same rental rate for a 6 month lease that I can for a 60 day “stay” if FULLY furnished (2) some of these 6 month rental turn into 2 years or more.
