It would be nice to share ideas.A few more specifics: - I’m interested in single-family or small multi-family dwellings in A or B zones- The closer to the West Coast the better, but that said, I’d be willing to go all the way to Nova Scotia if that’s where the math works best...ideally I’d like to follow the one percent rule - Random detail: I’m actually a poet looking to support my writing habit through sound investing.

Make sure you are recepient of full proceeds, there’s no pre payment penalty, read through their definitions and consequences of default, etc. like other said, look out for random unnecessary fees.

The fact that "house hacking" has been popularized enough that some random guy at a small gym in my small city is talking about it, scares the crap out of me.The rest of my day went on as normal, then when watching my nightly business news one of the lead stories was, "Return of the Sub Prime Mortgage".

I wouldn't blame the tenant but what I would do is paint the mailbox (and the post holding it up) a random color so if somebody hits it and the paint rubs off it will be easier to figure out who is at fault (as the paint will likely rub on the car that ran into it).
