Make sure you are recepient of full proceeds, there’s no pre payment penalty, read through their definitions and consequences of default, etc. like other said, look out for random unnecessary fees. 

But facebook messages are different, so I use this to start random conversations and get them to go my FAcebook/Instagram pages organically and let them bring up Real Estate.

Just as an example, I received 2 random phone calls from NY investors yesterday afternoon looking for 5-20 unit properties based off a post a wrote over a month ago.

Hi Erin, Yesterday I randomly saw a post that had the contact information for an attorney that was wholesale friendly.

The fact that "house hacking" has been popularized enough that some random guy at a small gym in my small city is talking about it, scares the crap out of me.The rest of my day went on as normal, then when watching my nightly business news one of the lead stories was, "Return of the Sub Prime Mortgage".

I wouldn't blame the tenant but what I would do is paint the mailbox (and the post holding it up) a random color so if somebody hits it and the paint rubs off it will be easier to figure out who is at fault (as the paint will likely rub on the car that ran into it). 

It's really hard to argue that a "dumb TV" randomly broke- it's either accidental, intentional or age.

I realized the same leads I received were also given to 2-3 other agents and by the time I called the leads they were so tired of getting calls from random agents on a daily basis.
