You might be better off looking at triplexes or quads because it thins the herd a little. 

The kitchen, dining area, and bath have radiant floor heat so the floors are toasty warm in winter in that part of the house.In researching tile, vinyl, and laminate (which I question in a rental now) it dawned on me that polishing the concrete floors might be an option!

One question on tile, up in the north, tile floors are really cold on the feet unless you have radiant floor heat.

Depends if the area typically have radiant heat or forced air.

If you have a boiler/radiant heat system though I'd say it's not worth it and just stick with window AC units.
