@Jacob G.Since its a long term strategy, I'd play out the complete math and account for:-Conservative appreciation-YOY rent increases-Principle pay down-Entry & exit costs-Tax implications- vs opportunity cost: rent & return on capital not deployed.

They used our principle to pay other investor's investment returns (which is very definition Ponzi scheme).

After going through step 1 I'm convinced that my takeaways are going to be about my systems and tracking and that regardless of what I apply to principles to, be it investors or retail buyers and sellers the fundamentals still apply.  

Try zooming out to the base principles.

However, I think you can make an argument on the basis of principle.

This means that when the DST sells, the goal is to return 100% of principle.
