If it's just a document that's not actually filed/registered anywhere, what's to stop someone from scanning it, using Photoshop to change the name of the Trustee/Beneficiary and pretending that the changed photocopy is the original?

Brian maybe you could provide a short summary on your buyer with your one page offer.The summary tells of their track record,years in the business,and ability to perform.Maybe this will make the seller feel more comfortable that it's not a yahoo or newbie who just bought an infomercial course or a wholesaler pretending to be a bonafide purchaser that doesn't have 2 cents to their name.

This has never happened to me, but I have heard stories of people getting your lock code and then pretending to be the landlord to another unsuspecting tenant and telling them they can move on in after signing an online lease and wiring a "deposit" to them.
