Now I am not sending them the pre qualification criteria and trying to just get them to come see the unit.

With a pre manufactured home how did you participate in its build?

@Agustin Rossi you’d have to make the contract assignable and have seller agree others can enter the home, anyway, so if you don’t have funds to purchase, you’d need to find a lender or private funding that will give you pre-approval, or not many sellers will take you seriously and let you tie up their house.

Also, are you looking for pre-foreclosures or for properties that have already been foreclosed and are now back with the lender?

I actually during the credit crisis when our PDX banks froze  ... contacted them about doing a subdivision A and D loan for me... sent docs down  but I got a pre qual letter to quick and what I thought was too easy... next step was the 10k for due diligence, being a lender myself it was just too easy...

As a builder we control the cost and we can adjust to our clients budgets when possible, or provide additional turn key services as blinds, rent units, pre-rent units or let their property manager start advertising even before closing to give our clients the ability to make money right away!

More than anything else, you have to show you were the first one to show them the deal and that you had a pre-committed agreement and fee for bringing them the deal.
