Places like Leander, Cedar Park, and Georgetown are seeing incredible infrastructure improvements and population spikes.

Overall great macroeconomics great for investment - there's the booming tech scene, rapid growth in population and the job market, strong rental demand, and landlord-friendly laws.

Problem is there are probably 1000 lots or more for resale and the developer is still selling. 

Interested in STR, LTR, Fix and Flip, commercial RE, and land development. 

This is literally the biggest obstacle for any data center development today.

I intern for a developer, I'm learning so much and one of things I've been noticing is that it seems that all the good deals have been taken lol.

Note the below bill was proposed, establishing a 5-year moratorium on condo conversions in high population/population density counties (basically Hudson County only).

Plenty of opportunity here in DFW.So far I've been working with a couple of local development firms (Realty Capital & Hunt Realty Investments) that have given me some guidance on the commercial side.

Given it's in a very low population area, it may just be an extremely slow, low demand rental.
