I’d recommend interviewing a handful of companies, asking for referrals, and making sure the team you choose has a multi-layer review process—so it's not just one person handling your books, but a team with oversight and checks & balances.And totally agree with @Markus Shobe: you get what you pay for!

But I need a portal where I can do the following -Customize the tenant application  ( Cozy does not  allow me to customize)- Have tenant Upload Pay stubs, DL, etc. 

The agreement is that your tenant will pay for any damages they caused.

They are essentially giving the property to you at fair market price, so someone is going to need to pay taxes on that fair market price.

Unless the borrower is self employed and takes a lot of expenses to show lower income on their returns then it usually makes sense to pay a couple thousand a year in higher interest (you can pay like 4,000 a year in additional interest for DSCR if you are saving 30+k on your tax bill kind of math lol)

Tenants should pay for that.My lease considered normal to be a few items hung using 1" nails or smaller.

You can probably pay for a course when one of the sucker roadshows comes thru town, but it is a ton of money. 

I currently use Followupboss, prop stream, I alternate between calltools and mojo, I've also tried smarter contactIm looking for a CRM that incorporates all of this but Im not paying a crazy amount.
