If you assume that you take the difference from a 15 and 30 year loan and invest at 6-8% then there is no way a 15 year loan would outperform a 30 on a net worth basis, its mathematically impossible if your mortgage rate is under 5%.

You're also not making enough to capitalize on tax benefits you get from buying.I bet we could go on hotpads/zillow whatever and find a rental that'd outperform (read that as cheaper) than buying a house hack.

Our deals with reserve funds have out performed the deals where we only raised enough to close by a long shot.   

Finding other properties I wanted to purchase was way to time consuming, took to much time off work, in the interum rental outperformed all my expectations.

If one method outperforms, use that method to scale to other similar areas.
