Re-listed it in November and had it under contract in 3 days...but because (a) I wasn't familiar with the nuances of the specific area in that market which let me to have an overly-optimistic ARV and (b) the market turned, I'm going to end up losing about $20k on the deal when it closes on the 20th. :( :(7.

Time will tell, but I think some sellers are being overly optimistic about market conditions shifting significantly between now and spring/summer 2023.

The property is a 3 BR/1 BA in Benton Park neighborhood of Bakersfield, CA.I approached this as a BRRRR deal, and wrote a blog post about my sources for these numbers (including the expected monthly rental income, which I realize is extremely optimistic to many seasoned investors, when compared to Rentometer numbers).Even at this optimistic income level, I concluded that this deal was unlikely to succeed.
