Our demand letter adds that we will send the originals once we receive full payment.NEVER SEND ORIGINAL LOAN DOCUMENTS TO ESCROW UNTIL YOU HAVE BEEN PAID OFF IN FULL.Some title and escrow companies are not used to dealing with private lenders and will occasionally hem and haw, but this is legal (and encouraged by my lawyer).

I might have to go and paint it myself because they are not going to dish out the cash.   

Occasionally they are a viable option

Which leaves me where I am today at 23 years old.I really want to take my business to the next level by using the BRRRR strategy and doing an occasional flip here and there.

Admittedly this is a low-probability risk yet catastrophic if it occurs, & it occasionally does.

At this point most of my communication is done via email with the occasional phone call.

Indy is still going with decent returns, and you can get returns in Atlanta and Dallas and maybe occasionally in Charlotte, but those three cities hit their heydays in ~2011-2012 so now you'd be paying astronomically higher prices than you would have when they were the popular markets (and probably why you've heard them mentioned so much).

I've certainly learnt a lot in my time of occasionally reading posts in here.
