Under our CA state Prop 65 Landlords must notify others even if our Gardeners apply weed killers and 100s of other toxic chemicals. if a renters kid or pet got sick we could be sued if we violated basic prop 65 rules.

One older garden style complex about 2 miles away that rents for $750 (all bills paid) for a 600 sq. ft 2 bedroom.Mine will be listed in MLS.Rentometer.com says $900 is reasonable for 2 bedroom and a good deal for 3 bedroom... however I don't really put a lot of stock in that analysis.Bryce, you said $900 is aggressive.

I have a nice garden that's not too much to maintain, lots of rose bushes the tenants can cut and bring inside, flowering vines on the fence (and take care of any repairs/issues around the building - real "pride of ownership").

I've instructed my gardener to cut the over growth away from the fence and that will make a dramatic difference as well.My neighboring landlord that called me out says he's going to double down to out do me.

NJ was once the "garden state" with tons of farms where it would have been easy for someone to try and raise adverse possession so that's probably why it is so long.
