Hi all, I am turning my attention to larger deals, as I have come into contact with a group with Bigger Pockets (pun intended), and we have decided to look into apartment properties, preferably with value-add opportunities; unless a turnkey property shows up with amazing numbers, then we would consider it as well. 

So I figured this would exceed the $13,000 (i think) gift limit.Any input would be appreciated (no pun intended).

I don't know about courses....seems like many are struggling....but someplace like TOPGolf....seems to be hitting it out of the PARK....pun intended.
