I’d probably lean selling in that case, h st which that area prices really revolve around is in rough shape, and in addition you kind of end up competing against the massive amount of new apartments/condo’s on the h st/noma/union market area, it’s possible it increases in price but 1031ing that into a Property in pg county or something seems like a much easier play/bet

To your point would either need a massive discount or much lower interest rate to achieve the 1% rule especially since average rents are low relative to the product quality.

You won't have a massive surplus of cashflow but if you have reserves for capex, and can have other tenants paying 2/3 or more of your mortgage, its a great way to learn the ropes, build equity, get appreciation, and beats paying rent to someone else.
