@Alec Barnes one of the problems with communication is the different expectations.Agents and consumers all think PMCs should be available 24/7.NOT POSSIBLE for the relatively small monthly fees owners pay PMCs versus the thousands of dollars of commissions agents get per transaction.So, while agents may answer their phones 24/7, most PMCs do not.

I have tried to find potential syndicators by literally tracking down who bought apartments that I see clearly have new owners... but in each case, to date, the new owner appears to not be open to outside investors (and so far no local outfits), so that's not working out.

If the tool has merit, then build it for yourself, and it will pay for itself on that basis alone.If it will not pay for itself (& time counts as a cost) when the only customer is yourself, it's probably been done a thousand times, and/or isn't as useful as you think.

Hey Corey -Three things I’d like to highlight are:1) Most lenders will have a leverage cap on doing a portfolio loan versus doing a single asset, so definitely ask the lender(s) that you’re speaking to about this. 2) Be mindful that a portfolio loan will save a decent chunk of change (thousands of dollars) on closing costs, so that can make it worth it. 3) Lenders will also have partial release clauses for paying off individual properties in the portfolio.

With regards to issues involving the contract, it's literally "Charlie Brown teacher" to my ears.Also, only offering MTM leases allows you to more easily mitigate a tenancy where someone is acting incongruent with your initial impression of them.
